Why Kincaide

Southfield roofs, shown, not just told

Much of Southfield’s housing went up in the 1950s and 1960s: solid brick ranches, colonials and some split-levels on tree-lined streets. Those houses were built well, but most of them are now on their second, third or even fourth roof, and every round of shingles leaves its mark. We often find old layers left in place, plank decking that has dried and split, chimneys with tired flashing and attics that were never vented for the insulation added later.

None of that shows from the driveway, and you shouldn’t have to take a roofer’s word for it. Scott, the owner, walks the roof with you, and the crew photographs what they find: the decking under the old shingles, the flashing at the chimney and walls, the new underlayment and the finished ridge. If there is soft wood or a hidden leak, you see the picture before we go further.

Southfield lots are often close together with mature trees overhead, so we board the house, keep debris on your property and clean the yard every evening. Before the crew leaves, you get a short briefing on what was done and what comes next.

Roof rejuvenation

Not ready for a new roof? Rejuvenate it.

As asphalt shingles age they lose the oils that keep them flexible and waterproof, so they turn brittle, crack and shed granules. A full replacement isn’t the only fix. Our rejuvenation treatment is a safe, bio-based product that restores those oils and extends the life of a sound roof by up to 5 years per application, and up to 15 years with repeat treatments.

It costs a fraction of a replacement and takes a single visit. We’ll tell you honestly whether your roof is a candidate: if the decking is soft or the shingles are already failing, replacement is the right call.

Warning signs

When to call a roofer

Michigan winters, ice dams and summer storms are hard on Southfield roofs. These are the signs not to ignore.

Stains on ceilings

Brown rings or bubbling paint mean water is already past the shingles.

Inspect before it spreads

Curling or missing shingles

Wind lifts tabs that have lost their seal, and the next storm takes them.

Often a quick repair

Granules in the gutters

Shingles shedding grit are drying out and losing protection from the sun.

Rejuvenation candidate

Ice dams every winter

Icicles and ice along the eaves point to heat loss and missing ice and water shield.

★★★★★
“Kincaide did a phenomenal job fixing up my garage roof and siding. They also cleaned up the area after so my dog wouldn’t get hurt. Everytime there was any issue found during installation, they provided picture evidence. They also were the best cost when compared to other companies. Highly recommend.”

Serving Southfield

Roofing across Southfield & southern Oakland County

From the Northland area to the neighborhoods along Telegraph, Southfield Road and Evergreen, Southfield is right in the middle of the area we serve.

Southfield runs from Eight Mile up past Twelve Mile, with Telegraph on the west side and Greenfield on the east, and I-696 and the Lodge Freeway cutting through the middle. That puts every street in the city within easy reach of our crews. The Rouge River winds through town as well, and the neighborhoods along it carry some of the oldest trees and the heaviest leaf fall in the city.

Whatever street you are on, the weather is the same: freeze-thaw cycles, heavy snow, ice dams at the eaves and summer storms with wind and hail. We build every roof for those conditions.

Postwar brick homes

1950s and 1960s ranches and colonials on their second or third roof, often with old layers and plank decking underneath.

Mature tree canopy

Shaded roofs that stay damp, gutters that fill every fall and limbs that come down in summer storms.

Additions and updates

Family rooms, garages and dormers added over the decades, where a newer roof meets an older one.

Roofing questions

Roofing questions from Southfield homeowners

Straight answers. Still have a question? Call and talk to a roofer.

Do I need a permit to replace my roof in Southfield?
Roof replacements generally need one, so check with the City of Southfield building department for the current requirements for your address. We can tell you what details of the job they are likely to ask about.
My Southfield house is from the 1950s. Does that change the roof job?
Often, yes. Homes that age may have more than one layer of old shingles, plank decking instead of plywood and very little attic ventilation. We check for all three during the free inspection and show you photos, so the estimate reflects what is actually on your house.
Is the roof inspection really free?
Yes. We inspect the roof, photograph what we find and give you a written estimate at no cost and with no obligation.
Should I repair, rejuvenate or replace my roof?
It depends on the shingles and the decking under them. Isolated damage is a repair. Shingles that are drying out but still sound are often good candidates for rejuvenation. Widespread failure or soft decking means replacement. We show you photos and explain the options.
Do you help with insurance claims after a storm?
We inspect and photograph storm damage and give you a detailed scope to share with your insurance adjuster. Coverage decisions are up to your insurer.
Do you offer financing?
Yes. Qualified homeowners can get 25 months same-as-cash on a full roof replacement with approved credit, and credit scores as low as 550 are considered. Ask during your inspection.
